When moving home it is important to get a rough idea of moving costs to allow you to accurately plan your budget.
Generally speaking the main costs to take into account are as follows:
Estate agency fees, solicitor fees for buying (with disbursements including searches), solicitor fees for selling (with disbursements), stamp duty fees (see stamp duty), survey fees, energy performance certificate fees, mortgage arrangement fees and removal costs.
Whilst not an exact science, we estimate that costs for selling and buying based on selling below and purchasing below £250,000 would be approximately £6,000 – £7,000.
If only selling overall total costs would be cheaper, possibly in the region of £3,000 – £4,000.
Costs are of course based on your individual circumstances and will vary considerably depending on property values, stamp duty etc.
